Diyar Alhasa Project (al-Ahsa Housing) is a residential project supervised by the Off-Plan Sales and Leasing Program 'Wafi.' It offers a fully integrated residential community for 'Sakani' program beneficiaries in al-Hufuf City, in al-Ahsa Governorate, in the Eastern Province of the Kingdom of Saudi Arabia. The project includes 2,945 housing units supported by the Ministry of Municipalities and Housing and provides four residential unit models (villas).

The construction work for Diyar Alhasa Project began in 2018 and was completed in 2023. The first phase of the project covered an area of seven hundred thousand m² out of the total project area, which spans 1.5 million m². This phase included the construction of the four residential unit models (villas). The project offers four distinct residential products: 'Al-Maha' House with an area of 254 m², 'al-Reem' with an area of 265 m², 'al-Ghazal' with an area of 258 m², and 'al-Anoud' with an area of 270 m². The total number of villas in the project is 1,512 villas, with prices ranging between SAR495,000 and SAR620,000.

The project’s villa designs take into account privacy, social considerations, and a variety of space options, with the possibility of future expansion and the addition of annexes, such as an outdoor majlis and a driver’s room. Each villa consists of two floors in addition to service areas, a private garden, and a car garage, with the option of future expansion on the rooftop.

Location of Diyar Alhasa Project

Diyar Alhasa Project is located on Prince Faisal Bin Fahd Road in al-Khalidiyah Neighborhood in al-Hufuf City, adjacent to King Faisal University. It is one km away from the Southern Ring Road and al-Uqayr Road, near schools, universities, hospitals, and commercial markets.

The project provides infrastructure that includes essential services covering an area of 65,300 m². It features eight schools, six kindergartens, seven mosques, and seven commercial centers, along with three parks and other government services. Additionally, the project incorporates roads, lighting, electricity, and water services, all designed according to advanced sustainability standards to ensure environmental preservation.

Beneficiary guarantees of Diyar Alhasa Project

The guarantees provided to beneficiaries of Diyar Alhasa Project include a ten-year warranty on the structural framework, compliance of iron, concrete, cables, and wires with the standards of the Saudi Standards, Metrology, and Quality Organization, a fifteen-year warranty on thermal pipes, a twenty-five-year warranty on electrical distribution panels, a fifteen-year warranty on electrical outlets, and a ten-year warranty on waterproofing. Additional warranties cover finishing elements, including paints, doors, windows, thermal and waterproof insulation, and ceramics.
