The Sports Boulevard Design Code is an extension of the Salmani architecture principles, characterized by its ability to adapt to modernization and development while preserving the authenticity of old designs at the same time, highlighting the national architectural identity of Riyad City. It is also flexible and dynamic and does not confine buildings in rigid molds, but rather grants architectures the freedom to plan and create innovative elements inspired by the past and welcoming to the present.
Objective of launching the Sports Boulevard Code
The objective of launching the Sports Boulevard Code is to enhance the quality of life by elevating architectural designs through the application of Salmani architecture principles. The code regulates land use and urban planning and sets standards for billboards, commercial establishments, and parking areas while considering the area's environmental nature. This ensures consistency in the urban fabric along the Sports Boulevard and encourages investment and development.
Sports Boulevard
The Sports Boulevard is situated on Prince Mohammed Bin Salman Bin Abdulaziz Road. It is a longitudinal park stretching from the west to the east of Riyadh City, spanning a distance of 135 km. It is one of the most prominent projects in Riyadh City, launched on March 19, 2019, aiming to create a suitable destination for sports, cultural, and recreational activities.
The project encompasses eight districts, which are the following: Arts District, Wadi al-Yasen District, Entertainment District, Athletics District, Eco District, Wadi al-Sulai District, Sands Sports Park, and Wadi Hanifah District.
Along its path, the boulevard provides various amenities, green spaces spanning up to 4.4 million m, and fifty various sports facilities, among which are the following: pedestrian and cycling paths, equestrian centers, in addition to artistic landmarks, and investment zones spanning approximately 2.3 million m.
The Sports Boulevard Project boosts the status of Riyadh City, positioning it among the world's top livable cities, aligning with the objectives of Saudi Vision 2030 to enhance the quality of life by contributing to the creation of a positive and stimulating environment that supports physical, social, and mental well-being.
Developing the Arts Districts in line with the Sports Boulevard Code
On December 20, 2023, the Sports Boulevard Foundation signed an agreement to establish a private real estate investment fund valued at SAR1 billion. The fund aims to create a mixed-use project to develop the Arts District, one of the eight districts of the Sports Boulevard. The project includes building a wide range of residential, administrative, commercial, and recreational facilities, built according to the Sports Boulevard Design Code, which is inspired by the principles of Salmani architecture, spanning twenty thousand m within the Sports Boulevard project. The built-up areas will stretch over 120,000 m approximately, with a net leasable area of sixty thousand m.
On May 27, 2024, the Sports Boulevard Foundation announced that it had doubled the value of the investment in the private real estate investment fund 'Sports Boulevard Real Estate Fund 1' by an additional SAR1 billion, bringing the total value of the fund to SAR2 billion. Thus, expanding the project's initial area by over 19,000 m to reach more than 39,000 m in total, comprising more than 240,000 m of built-up area with over one hundred thousand m of net leasable area.
