Jadwa REIT Saudi Fund is a Sharia-compliant real estate investment traded fund (REIT) that primarily invests in real estate assets across various cities in the Kingdom of Saudi Arabia, excluding Makkah al-Mukarramah and al-Madinah al-Munawwarah Cities. At its inception, the fund's size was SAR1.58 billion.

The fund was established on December 28, 2017. On February 11, 2018, it was listed on the Saudi Exchange (Tadawul) under the symbol 4342, and the name "Jadwa REIT Saudi" with ISIN (SA14GG523R59), as the tenth investment fund within the real estate investment traded funds (REITs) sector in Saudi Arabia.

Jadwa REIT Saudi Fund is one of the investment funds managed by Jadwa Investment, a closed joint-stock company specializing in Sharia-compliant investment banking. Its operations cover the Middle East and North Africa (MENA) region. The company launched its services in 2007 and is headquartered in Riyadh, the capital of Saudi Arabia, with three regional offices.

Objectives of Jadwa REIT Saudi Fund

Jadwa REIT Saudi Fund aims to secure long-term value for investors by investing in profitable assets and providing asset management, advisory, brokerage, custody, and corporate financing services. According to the fund’s bylaws, profits are distributed at no less than 90 percent of the net profits from the sale of real estate assets, with four distributions made each calendar year.

Beneficiaries of Jadwa REIT Saudi Fund

Eligible investors in Jadwa REIT Saudi Fund include Saudi nationals, citizens of Gulf Cooperation Council countries, residents of Saudi Arabia holding valid residency permits (Iqama), legal entities within Saudi Arabia, as well as institutions, companies, and investment funds. Investors must comply with the fund’s terms and conditions, including the Law of Real Estate Ownership and Investment by Non-Saudis.

Assets of Jadwa REIT Saudi Fund

Jadwa REIT Saudi Fund includes several real estate assets. At its inception, the fund comprised Marvella Residential Compound in Riyadh, Al Sulay Industrial Facility, Al Fannar Compound and Retail in al-Rawabi District, Al Marefa University in Diriyah, and Al Yaum Newspaper Tower in Dammam. In 2019, three real estate assets were added: Courtyard Olaya Hotel, Aber Al Yasmin Hotel, and Raud Al Jenan School. The fund further expanded its portfolio in 2021 with the addition of The Boulevard City.
